Pier View

As the initial phase of Snake River Landing, the Pier View District is located at the project's northernmost gateway. The district's east boundary is Milligan Park set on the banks of the Snake River, and the west boundary is Snake River Parkway.

This district will include retail, commercial offices, business services, and restaurants. Buildings are situated close to the roads in order to encourage an active street scene, paying homage to the Idaho Falls historic district and preserving the view corridors to the Snake River.

Office space, build to suit, and pad sites are available.

The Bluffs

The Bluffs District anchors the west end of Pier View Drive and has commanding views of the site, the river and surrounding Idaho Falls. This district lends itself to a civic building, commercial offices, restaurants, and green space. Some of the lots will have direct access to the Porter Canal Trail while others will be located along Snake River Parkway, which is the major thoroughfare between Sunnyside Road and Pancheri Drive.

The Knolls

The Knolls District offers good visibility from Snake River Parkway, and provides excellent commercial and medical office sites in a medium density residential setting. This district is located in the center of the project and will be close to the recreational amenities of Snake River Landing including the many trail ways, water features, and open space.

Medical

Medical facilities inside Snake River Landing are not limited to the corner drug store. The campus will offer everything from Urgent Care and private practice offices to eye care, dental and outpatient surgery centers. Patients will enjoy the convenience of having medical facilities located close to home. Doctors and staff will enjoy working in one of the city’s most beautiful setting—Snake River Landing.
